What we do
TURNOVER MAKE-READY SERVICES
Make-ready services are a key component of preparing a property for new tenants or buyers. We ensure that a rental unit or home is in top condition before occupancy.
- Unit inspection: We will inspect the job site to identify any damages, repairs/replacement and create a full scope of work. We also go with the scope of work created by the owner/management.
- Cost estimation: Based on the inspection and scope of work we will estimate the time and cost to make the unit ready for the new tenant.
- Scheduling: Upon review and approval of the estimate by the owner/management we schedule the job within the timely manner to meet the deadline.
- Deep cleaning: The entire unit willl be thoroughly cleaned, including carpets, floors, walls, windows, bathrooms, and kitchens. This often includes professional carpet cleaning and disinfecting all surfaces.
- Final inspection: Once all work is completed, a final inspection ensures that everything is in good condition, the full scope of work is completed, the quality meets owner/management expectation and the unit is ready for a new tenant.
INTERIOR PAINTING
- Surface Preparation: Cleaning, sanding, and patching holes or cracks to create a smooth surface.
- Priming: Applying a base coat (primer) to ensure better paint adhesion and color consistency.
- Painting: Applying one or more layers of paint to walls, ceilings, and trim. This can involve different finishes such as matte, satin, or glossy depending on the desired look.
- Detail Work: This involves painting trims, doors, windows, and other finer details.
EXTERIOR PAINTING
- Surface Preparation: Cleaning and pressure washing the exterior surfaces, repairing any cracks, holes, or damaged areas. Scraping off loose paint and sanding rough spots. etc
- Priming: A primer coat may be applied to ensure good adhesion of the paint and to protect surfaces from moisture or weathering.
- Painting: The exterior surfaces are painted with weather-resistant paint, usually in multiple coats. The paint will be selected based on durability, protection against UV rays, moisture, and temperature changes.

WALL TO WALL/TOUCH-UP PAINT
Touch-up painting refers to the process of applying small amounts of paint to fix minor blemishes, scratches, or damage on painted surfaces. It's typically done to restore a surface to its original, freshly painted condition without having to repaint an entire area
- Surface Cleaning: Clean the area to remove dust, dirt, or grease.
